You really do not have a debt on the land in that case. You do not own it, and will not until it is paid in full. This is a little like lawaway. You may pay “on it” for a time, but it will not be yours until paid. If this is the case, I don’t think the balance of the “land contract” would qualify for consolidation. A lender would really be financing the balance of the contract. If it has a market value above the balance, you may get a lender to do that, and consolidate, depending on the value, which fulfills security requirements.

I have heard that this is not a good thing, or that lenders do not like to see this. I am sure it does not impact my score though. Someone please set the record straight.

At the time the first loan was taken out (it was for around 4,000 and it was to a school that was a scam, but they got away with itbecause they knew the ins and outs of pulling off their scam very well. . so I’m asking about applying for another loan / consolidation, not discussing the previous one.

Do you go thru a bank? A specialist type company? What type of fees? Do they knock down some of your balances? Do they send you a check & you thereby payoff the balances (then just have the one single bill to this new creditor)? Or do they payoff the individual accounts – then merely send you a statement to begin paying? Do they require an asset of yours to apply the loan against (collateral) like IRA’s?

The creditors were all given letters saying to work with this firm and I’m paying them monthly to work toward my debt. But I received this summons anyways. Can they still garnish my wages over and above what I am paying the consolidation company? I have no wiggle room in my budget.

I checked out the loan and the interest is not too bad giving that this is a second mortgage that gives money for repairs and pay offs. The only thing I see is that it eats up all the equity and we will need to live in our home for at least 15 years before trying to sell…so that alone is the biggest decision. I am just wondering if there is anything else I should be looking for???
